An EICR, or Electrical Installation Condition Report, is the formal check of the wiring, sockets, lights and fuse board in a property. It tells you what is safe, what needs attention, and what does not. If you are a landlord in England you need one every five years. If you own your home, it is the way to find out what you have actually got.

The size of the property makes the biggest difference, because testing a two bedroom flat is not the same job as testing a four bedroom house with an outbuilding. The quickest way to get a number for your property is the instant estimate. All prices on this page include VAT.
What the codes on your report mean
An EICR does not simply pass or fail. Every observation gets a code, and the codes are what decide whether the report comes back satisfactory.
There is a risk of injury right now. We will make it safe before we leave and tell you exactly what we have done.
Not dangerous this second, but it could become so. This needs putting right.
Worth doing, but not a fault. A C3 on its own does not fail the report. This is the one people most often misunderstand.
Something needs looking into properly before it can be coded.
A report comes back satisfactory when there are no C1, C2 or FI items. C3 items can be present and the report still passes.
If you rent the property out
How often you need one
In England, the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 require the electrical installation to be inspected and tested at least every five years, and at the start of a new tenancy where the existing report has expired.
If work is needed
Where the report identifies C1, C2 or FI items, the remedial work must be completed within 28 days, or sooner if the report says so. You then need written confirmation that it has been done, which we provide.
Who needs a copy
Your tenants, a new tenant before they move in, and the local authority within seven days if they ask for it.

We agree a date and a time window, and you get a text when Matt is on the way. Tell us if you work from home and we will plan around it as best we can.
While we are there
The power goes off for parts of the day, because testing has to be done with the circuits dead. A typical three bedroom house takes most of a morning. We tell you roughly how long each part will take.
Before we leave
You get the result explained face to face, and anything dangerous made safe. The written report follows by email, with a separate price for any work that is needed.

Common questions about EICRs
How long does an EICR take?
A typical three bedroom house takes most of a morning. Bigger properties, or ones with outbuildings or older wiring, take longer. We will give you a realistic idea when you book rather than a hopeful one.
Will my power be off?
Yes, for parts of the day. Testing has to be done with circuits dead. We plan it so you are not without power any longer than necessary, and if you work from home, tell us and we will work around it as best we can.
What happens if it fails?
A report comes back unsatisfactory if there are C1, C2 or FI items. We will explain exactly what was found, what it will cost to put right, and what is urgent as opposed to what can wait. You are free to have the remedial work done by anyone you like.
Is a C3 a fail?
No. C3 means improvement recommended. A report with only C3 items is still satisfactory.
How often do I need one?
Rented property in England, at least every five years. Your own home, the general recommendation is at least every ten years, or when you move somewhere new.
Do you cover my area?
We work within about fifteen miles of Swinefleet. Goole, Howden, Selby, Drax and Swinefleet most weeks, and York, Tadcaster, Brough, Pocklington, Market Weighton, Snaith, Thorne, Rawcliffe and Eggborough for planned work. If you are not sure, ring and ask.
Can you do the remedial work if something fails?
Usually yes, and we will price it separately. We do not take on out of hours emergency work, alarms, CCTV or appliance fitting. Traditional rewires we do not take on either, though we do carry out digital rewires using Velbus.
Can I send you a photo first?
Yes. Send a photo of your fuse board on WhatsApp and we can usually tell you straight away whether there is anything obvious to expect.
